 Planning and Development Department

The core of the development approval process are the regulations adopted by the City Council. Those documents include the Comprehensive Plan and a series of other regulations. Underlying those policies are the city's zoning regulations and permit requirements.

The city's planning and zoning are managed by the Community Development Department. They have the primary responsibility for overseeing development applications and permits. A summary of the development process is available (38kb pdf).

Zoning

All land in Spring Hill is contained within a specific zoning district. Regulations for each district specify the uses allowed. In addition, the minimum yard setbacks, density limitations, off-street parking requirements and other development restrictions are established. A current zoning map is available. (854kb pdf)

Property owners can seek to have the city to "rezone" their property to a different district at any time.

Conditional Use Permits
If a land use is not permitted or is a specialty use, such as a nursing home, they are typically approved through a conditional use permit. This allows the land use to happen provided special conditions are met.
